Check out this third project listing to get that all-important home sale price ‘added value’….

As a Summer of continuing property market uncertainty ticks unerringly on its way into the Autumn, we, at Mint, continue to see examples of how a homeowners - in the face of all the fluctuating homes market and overall financial uncertainty -  have indeed been opting out of any sort of home sale right now

Extend Now - Move Later

Also, it seems, among this ‘we are not moving at all right now’  group of homeowners, some surely do seem to go on to consider, and then action, the much publicised Mint initiative - Extend Now -Move Later.

home project

They opt for  a  modest home project, thus making life better at home for now and also - with right project carried out in the right way -  also hopefully adding vital price value ready for when they do feel it may be feasible to make a home move later on.

less uncertain

For sure Extend Now - Move Later says it all …a  good home project can certainly add vital sales price value to your home, which, of course, can in many cases  help make a ‘later on’ home move less hazardous,  less expensive, and hopefully very much less uncertain an undertaking when it does happen.

useful information

It’s seems very fair to say the Mint  ‘Extend Now - Move Later’  approach can indeed achieve that vital added sales-price value for your home from a well considered, well planned,  well-carried out home project. It IS a fair feasible action to take to aid and make easier any future eventual home move.

Recently on this blog we at Mint highlighted… on two posts  - compliments of the always informative, HomeOwners Alliance -  some highly useful information as to projects that WILL indeed deliver that all important, vital home ‘added price value’ for homeowners..and how much that added value might be!

third time lucky!

So now, here is…the third… and last for now.. schedule of projects that do indeed  offer very gettable and worthwhile added home sales price value to help you and yours on your way to your much anticipated ‘later on’ home move…third time lucky one might say perhaps?

why not?

Read on .and take note ..  in order check the potential of your Extend Now- Move Later  ‘added price value project’…or even…. projects!  Good luck with it all…. What’s more, if we at Mint can help you with your plans -  around Cheltenham, Gloucestershire and the Cotswolds…. if we can ..we will!

consider the garden

Gardens should be given close consideration when it comes to home project activity that might bring in sales price added value. The HOA highlight how adding some smart decking and lighting to your back garden is a smart worthwhile move.

..it makes you think

Doing this can certainly make an impact in the added sales price value 'stakes'. An example was quoted - in Dorset actually -  showing a potential added price value of almost £9,000..linked to a spend of just under £4,000 in the garden …. Makes you think eh?

Outside ‘decor perhaps?

And, on the matter of doing things up to add value… the same very much applies in the decor stakes around your property. It is suggested by ‘the experts' who know these things’ that a dab or two of paint professionally applied to your home’s outside will indeed rev up that kerb appeal and also rev-up your home’s selling price too.

opinion of note

This added price value could be, say around £5,000 - ish. This opinion of note is from TV’s Phil Spencer - he of Location ..Location.... etc… etc …and the spend to achieve this could be in the order of just a £1,000-ish forked out on exterior paint to get the job done!

loft conversion ‘double-up’

Recently, elsewhere on this blog, we highlighted a key added price value winner …....and that was a loft conversion. The spend to a home’s added sales price value - highlighted again by the very well-informed TV ace Phil Spencer - is, if all goes well a possible ‘project spend’ doubling up situation.

‘a winner’ of a project?

So, reference say an average spend of £20,000, a possible sales price value addition could be around £40,000! Very much a winner here then - one might well say -  if you CAN realistically and practically get such an opportunistic project realistically carried out.

planning permission ‘sort-out’

A further thought to consider... to end with…. As reports the HOA -  getting  a planning permission on your home, could be a most advantageous later on ‘added price value' earner. They say, that if you are preparing to sell your home and can’t afford a big project to boost the value, you could consider just getting the planning permission for say a home extension.

hassle and anx!

Apparently, a good few buyers may well be keen indeed by a permission in place avoiding all the hassle and ‘anx’ of tackling and sorting out the whole planning permission pre-amble. Thus some might well be prepared to pay quite a premium price to beat the red tape and thus get their extension work underway asap, from the very minute they pick up the keys.

add 10% perhaps?

A basic planning application costs up to £400 by the way ….. and  could add as much as 10% to the value of your home, according to HOA reference through insurance firm Hamilton Fraser.

check it out

To end on ..to get stuck into this whole ‘added price value’ issue, don’t be shy to check with  a few estate agents re the value your property and check with them what projects they think just might 'make' the best sales price added value for the future.

So…Extend Now - Move Later?

Good luck ….it’s all a challenge right now, for sure ...but with Extend Now - Move Later in mind, YOU just might steer safely through these tough times with advantage on your side in the end!
