Extend Now - Move Later - why? when? …. and what are the financial advantages?

Updated: Jun 2, 2023

It’s a question posed for sure from many homeowners at one time or another - namely “I wonder if an extension for my home would be the thing to do.” Well, we at Mint reckon it is the right thing to do - very much so at this time and over the next year with house prices still soaring away as they are.

We believe that a home extension IS for sure a very sound consideration at this time … and into 2023. We have in fact been saying just this since late Spring last year reference our Extend Now - Move Later initiative.

key issues

This initiative is very much all about two key issues - extending your home to make it a better place to live for now and also, more significantly perhaps, to add value to your property, due to the new works, so you can ‘cash in’ to your advantage later and make a successful, desirable new home move, even in the face of the continuing challenging of rising house prices.

added value

Of course, the added value you can ‘win’ in the future for the price of your home and that chance to compete better in future housing markets will emerge from the moment you begin assessing how much value your extension can indeed add to your home - a key figure in all respects!

vital assessments

We at Mint have clear guidelines on these vital assessments and we’re able to develop varied home extension advice and requirements. We can certainly interpret all project estimated figures to clarify the amount of potential value you can achieve from your home looking ahead over a period of time.

potential value

The two key cost figures are, of course - the current market value of your property and your property’s potential value for the future once the extension plans has been completed.

right conversation

Local research will offer clear guidance as your home’s current market value. The right conversation with the right people, as you plan your extension project, will certainly offer you a good indication as to what extra value can be achieved by extending your home. Extending and refurbishment added value and can thus eventually support a potential future home move within the next year or two, even in the face of challenging and continuing home price rises.

taste and need

It is important - it goes without saying - that when adding value by building an extension, you must ensure your extension appeals to the taste and need of your potential future buyer as much as possible. It must have the right appeal. Be strategic when planning your extension and consider who the future buyer of your house is likely to be.

architectural style

We would suggest, as a rule of thumb, that you should carefully ensure you match your extension to the architectural style of your existing home. This is so that when a potential buyer first sees your home, it looks stylishly constant in presentation and there no ‘out of step’ strange design aspects affecting the overall flow and visual of your extended revised home layout. There needs to be no obvious visual suggestion that part of ‘the whole’ is out of step in some way showing that the extension might not have been added in terms of best use and visual effect.

the right advice

Get the right advice reference all aspects of your planned extension design and build so that the new extension sits comfortably in all respects within the property as a whole. Don’t try and guess it or decide you know what is best - a bit of professional guidance is a ‘must’.

initial planning and design

We at Mint, of course, can assist in all respects in terms of that most important initial planning and design of your new extension. We can also plan and specify your extension to ensure it does indeed realistically help you to achieve a potential financial advantage you seek for the future. This added value advantage remember can help you achieve that home move even if house prices continue moving upwards.

successful ‘home’ move

We believe ‘extending now’ is the right thing to do to to boost you and your family’s ability to be able to make a successful desired home move later on with less financial pressures. The added value from an extension - carefully planned and budgeted now - we believe will help you beat those steadily rising house prices of the future.

financial viability

Your extension project on your current home, if you get it right, can, we believe, assist you to make that later-on, ‘post extension build’ new home move a success. In these circumstances you can and will realise the living status you aspire to, backed by true financial viability. This applies even if increasing house price pressures DO continue to rev-up in the future.

financial advantages

For sure, a well conceived, ideally planned home extension now will deliver well defined, financial advantages in the future to help you outflank the changeable vagaries of a revved up and at times unforgiving house prices marketplace.

Good luck with your ‘now’ home extension and a financially successful new home move later!
