Planning requirements to extend your home have now relaxed for good and more and more people are now taking advantage of the change

With the easing of planning permission rules recently, there has perhaps never been a better time to consider a new extension for your home. You may well need more space or an improved living environment. Also, with the Brexit row dragging on and on, moving to a new home could hardly be said to be THE ideal choice perhaps with all the fluctuating house price uncertainty around right now.

We at Mint have had a busy Spring and early Summer and our ‘Extend Instead’ Service has been talking to a good few families in Cheltenham and the Cotswolds on potential extension projects for all types and styles of homes both large and small.

An interesting statistic caught our eye recently - for sure, it seems there has been a steady impressive growth in the number of home extensions built in England over the past six years. It is in excess of around 110,000 in fact. This is a period since the government decided to temporarily relax the rules for single-storey extensions.


Here on this blog we have, of late, been highlighting the Government’s recent vital decision to permanently agree that certain home extensions can now be built without planning permission. This ‘relaxed rules’ situation was first agreed and operated in 2013 - but now the rules produced at that time have been made permanent.

Every suggestion is that going forward into the next year or so, even more householders will be keen to get going in a new extension to their properties. Our guess is that over the next two years or more it is likely that home extension build figures will grow and grow.


Now, no planning application to any local authority is needed when adding a single-storey rear extension of up to six metres to a terraced or semi-detached home, or up to eight metres for a detached residence.

It is fair to say that as planning applications for this type and size of extension will no longer be needed, the whole process of planning for and completing a home extension can speed up. That is good news indeed for any home-owner, who feels a modest home extension can be a relatively simple and feasible way to improve and add vital much-needed space and value to their home.


We all appreciate less paperwork and bureaucracy activity in things we feel we want to do and this new ‘no planning permission’ rule means any project can avoid up to an 8-13week delay. This good news for any home-owner keen to get their planned project under-way in good time! There’ll be no planning permission fee to pay either of course - not a major cost, but every little helps eh?


Make note though, that what you must do now under this new, permanent, 'no application' ruling, is to let your local planning department know about you proposed new extension project. The council will action a modest Neighbour Consultation Scheme process, which involves letting your neighbours know all about your planned extension to give them a chance to raise any objections they may have about your plans.


When any objections are received, it will be up to your local authority then to decide if your extension can be built. A good tip anyway, as we see it here at Mint, is to let your neighbours know about your planned extension right from the start. This will help ensure you have the best chance to get them onside with your project. It’s surely a fair thing to do anyway in any event, wouldn’t you say?
