Key info on the projects to add value to your home ready for a successful ‘later-on’ home move to...

Updated: Jun 1, 2023

The right choice for homeowners is challenging right now if you want to improve life for you and yours at home. You can take your pick - either add to your monthly mortgage with a new home move in the face of the revving up house prices ….OR instead ‘add value’ to your current home with a renovation or extension project, which will make a ‘later on’ home move both easier and more affordable.

As the expert Home Owners Alliance were mulling over online recently, home improvement and extension does, for sure, benefit, families both now AND later on! The extra space makes home life better for now AND your extension or renovation, will give you a vital financial boost when you do eventually ’sell up’ and move home in the future!

Extend Now - Move Later

For sure - as we at Mint have been saying here for a good while now - it’s very much all about an acute case of ‘Extend Now ….and Move Later’…….

The HOA wisely point out that getting best added value must be THE key aim in terms of home improvement right now. Their key message - and we very much agree - is ….”check that your chosen improvement project really will offer the very best added value possible for the future.

getting the lowdown

Right to do is to check locally - perhaps with neighbours or local estate agents -  in order to get the lowdown as to what projects might add best vital ’added value’ to your home and what your best choice investment in terms of home improvement project should be. Add the HOA, “The best local agents will be able to tell you what refurbishment projects other homes on your road have benefitted from and also how much value various projects types can add to future potential home selling prices”.

important

The HOA make it clear that of course home improvements are expensive, so it’s important to consider how your plans really will add value to your home. It is a fact that many more homeowners - due to the rising home prices- are choosing to improve rather than move, so right now the best ‘move’ is ‘not to’ but, instead focus on the right project that will add some all important, high scoring, quality added value.

exposed position

Doing this, will ensure you are in a stronger less exposed position in the face of current home price rises, when you do feel the time is right for you to move home. The message is - what you spend now on improvement MUST ideally be reflected in the price of your property when you eventually do sell up.

‘best’ added value

So the big question is …. what projects add best value to a house? The HOA reported how they asked over 300 members of the Federation of Master Builders (FMB) ….of which we are one …and also Estate Agents too… as to which projects will best add value to your home. Here’s what they said.

Go ‘open plan’

Remove a wall to develop an eye-catching open plan living area at the heart of your home. Spend could be £3,500 - £5,000, You could, with sound decoration and presentation, add value on an average property in Gloucestershire by some £27,000 by taking this type of improvement measure.

better-living

Doing this work will add value to your home, and it should also make it a much better living environment too. Communal spaces, where families can enjoy quality time together are very much both in vogue and in demand! Best of all, this is a relatively simple project that most builders can complete in under a week. That’s a good weekly money earning rate for sure then!

garden room

Another way to go is to extend your home literally out into the garden. Building a garden room offers a chance to earn good, strong added price value to your home . Here’s on this link is some HOA guidance covering ’garden room’ advice, ideas and costs - Garden Rooms: Where do I start? The HOA suggests that the all important value added total can be up to £30,000 ..or at least £10,000! After all, it’s an extra room after all - and a rather special and unique and original living environment too. We as a busy builder are on hand of course to guide and advise you further too!
