Maximise the space in your home to make life better and ensure future added price value...

Here on this blog just recently we have been following those well-informed experts at about the ins and outs of decision making when it comes to home extension or renovation - very much in demand in these Covid 'Lockdown' times!

When you are considering a home renovation or extension – as we always highlight here on this blog - there are, for sure, a lot of factors to consider. Recently here we highlighted some of the advantages of renovating or extending your home instead of moving house.

The key issue at the moment with a renovation or extension, is to ensure you get more space of course. Home expert, Holly Herbert of 'We Buy any House 'has been tabling some informed thoughts of how to get that extra space in your home AND also ensure you increase your property's value for the future too!

First to consider, she explains – and this is key - is to ensure that as your improve your current space you also add value to your home. Holly explains that converting a room into a bedroom is very much a way to go . Doing this means around a 20% increase in value, £51,000 perhaps on the average house price.

how many bedrooms?

She explains,”Converting the purpose of a room can add extra value to a property and can cost very little to do effectively. Having an office or a games room may seem desirable, but when it comes to adding value, the number of bedrooms is what buyers pay the most attention to, So, converting a room into a bedroom will surely deliver the greatest increase in your property's sales value.”

mix and match

A further thought from Holly is to 'mix and match' a little perhaps when it comes to room usage. She says, “Also, as a compromise, consider making a room dual purpose, allowing it to serve as both a guest bedroom and a home office". Of course, not every home-owner is in a position to renovate their property, so thankfully there are other things that can also be done to improve the 'liveability' of any home."

A good option is to use an existing room as an extra bedroom. Doing so increases the home value by up to 20%. This can be done easily enough with some re-decorating and re-organising.”

loft space?

Holly's next thought is to consider your loft space. She suggests, “This is especially useful if you do not have any spare rooms which you’re able to convert. This is a good approach to consider if you want to increase the number of bedrooms you have.

storage issues

There are storage issues to consider perhaps if you go for a loft conversion. Explains Holly, “As lofts are generally used for storage, some home-owners may be left with a temporary shortage of space after a loft conversion. This can easily be solved by temporarily renting storage whilst you undertake the work. Long term, you can find inventive and creative ways to achieve storage space as part of the loft conversion, by installing storage units in the dead space.


Holly also adds finally, “For home-owners who are keen to add an extra room, but don’t have an office space or dining area to sacrifice, a loft conversion can be the perfect solution.

You will need to make sure that if you’re intending to advertise your loft conversion as another bedroom that it’s up to required regulations, as it will need to be a certain size and have a door, as well as being safe.”
