Thinking about a garage conversion for your home - for thought here!

Recently here on this blog we highlighted some valuable updating facts and information on the home renovation and extension projects most sought after by all kinds of homeowners in all parts of the country, since the dreaded Covid came to visit in Spring 2020.

The always informed Home Owners Alliance has highlighted recently that the biggest rise in the planning figures of the period was the rise in applications for garage improvement projects. We at Mint are not surprised! 

After all, our homes in many cases have become our place of work due to the dreaded virus. Also, a garage conversion can add up to 20% more value to your home, which is excellent news.

appealing option

As restrictions start to ease, garage conversions continue to be an appealing option for homeowners. Not only are they an easy and cost-effective way to create liveable space, but, they can also add up to 20% to the value of your home.

rubbish and clutter

As the HOA experts suggest almost half of us apparently use our garage to store junk rather than cars! They highlight research from the RAC Home Insurance, which found that four in 10 of us can’t fit our cars in the garage anymore, due to the amount of rubbish and clutter we have filled the garage with.

adding value

For sure, if your garage is something of a wasted space, then converting it into a useful room could improve the way you use your house, as well as adding a good deal of marketable value to your home. Virgin Money research estimates that converting your garage into an ensuite bedroom could add 20% to the value of your home. We at Mint would say the average garage conversion costs could be say £4,000 - £6,000 or so - and  it is money well-spent indeed, in terms of adding value to your home.

The key reason why this is the case, is because, unlike an extension, you won’t need to pay for laying new foundations or building new walls. Your garage may also already have power. But, be aware that this very modest cost could increase if there are structural changes, or plumbing or utilities needed to be added.

The HOA highlight various useful key facts, which might affect your budgeting of a modest garage conversion. These could be - whether the foundations need to be reinforced, or if the walls, floors or roof need to be repaired. It may be cheaper to demolish your garage and start again if it is in a particularly bad state of repair. If the ceiling height needs to be raised, you would need around 2.2-2.4m of headroom once the floor is 15cm above the external ground level. We at Mint could also advise on any specialist structural issues and also, offer you pointers regarding planning issues relating to garage conversions 

permitted development

Also, most garage conversions can be completed under permitted development rights, particularly if you aren’t planning to alter the structure of the building. But you should anyway check that there are no planning conditions attached to the garage – for example that it has to remain as parking space. You can do this by checking the deeds of the property.

change of use

The HOA are right to say that if you are converting a detached garage, then you may have to apply for a change of use. We at Mint can advise and we would recommend that you check with your local planning authority to make sure your garage conversion falls within permitted development….. if does in many cases 

Conservation area

Add the HOA team,, “If your home is listed or you live in a Conservation Area, then it is highly likely that you will need planning permission before you can convert your garage.
